anyone own a brick and mortar supplement store?

I'm about to open a supplement and smoothie store next to a gym and wanted some advice on pricing strategy and where are the best wholesalers to buy from etc as well as go over some numbers and see if its gonna be profitable. The parts thats scaring the crap out of me is signing a lease for 5 years at 3000 a month in rent.
