After doin some research i found out that EQ increases the appetite quite a bit .. Does this necessarily mean if you dont eat enough you will get lean? I plan to take sus 250 mg and 400 mg eq each week for about 10-12 weeks .. thanks

Make it 12 weeks. And yes, if you restrict calories while keeping protein high, you can lose fat in conjunction with cardio.
