    Being a landloard sucks

    My tenants just informed me they will be late on the rent this month. They have lived there 1 whole month so it's understandable they would need a break from paying the rent by now.

    I need someone like this to go collect the rent for me.

    Hire some mean-looking actors and a pimped-out limo (or Caddy) to collect the rent. Have 'em play the roles of Mafia / gansters, and imply that if the $$$ isn't forthcoming, they'll be back with trouble. Have 'em break one small window for added emphasis.

    If they do their job right, you'll be out maybe a couple hundred $$, and you'll have a tenant only too anxious to pay his rent on time. On the other hand, if you've got a deadbeat, he'll make you twist and pull out your hair as you try to get him to pay, and he'll end up staying rent-free on your property while you go through the eviction process (which takes about 8 months, here in Texas).

    Just something to consider . . .

    i was gonna say $5, but i figured 25 would get their attention more and make them wanna pay.

    i stayed at a place that was $25 fee then $5 per day. i like to pay early

    Exactly, I've seen higher than that. I give a 5 day grace period twice over the length of the 1 year long lease. If it's not paid in that grace period they have to pay 10/day for up to 10 days. If then it's not paid in those 10 days they have to be out.

    moving is expensive. When I wasn't getting paid so good I had trouble making my first months rent sometimes.

    This is a problem that will escalate. I would pay them to leave if they don't pay the rent with penalties within a week.

    I got a story for yall...

    I rent out the condo I lived in in college since I graduated in Dec.

    Well I have a new tennant. He just moved in Sunday.(even though the 1st wasn't til yesterday)

    Anyway, I call and get the electricity turned off on Monday. The energy company told me they would turn it off Wed.

    The guy calls me today and tells me that they turned his power off and he wants ME to pay for a hotel for him until they turn his electricity on Friday!! First I asked if I heard him right and when he said yeah I busted out lau***ng. Yeah dude let me put you up in the fvckin W because you were too stupid to call and get the power turned on when you should have.

    My father is a landlord... You know what sux about it bro.. All the laws are in favor for the tenents.. It takes months to kick someone out legally without them paying.. It sux, but trust me, the tenets have way more rights then you do with your own house that you pay taxes on....
