buying a house....
So i am gonna buy a house soon and i am thinking of buying it in the US...somewhere like Arizona to be exact...i can get the same house or bigger down there for half the price and i really just want it for use in the winter and some in the summer...know i know about taxes and all the laws and my lawyer and real estate agent will work on that stuff...basically i am looking for a good area of Arizona to look in....i would like a gated community, pool and not a lot of neighbors...i can go as much as 700k for the house but i would like to keep it no more than 400k really cause it is just myself...also how hard do you guys think it would be to get someone to rent it from me and have them take care of it...is this a bad i dea or can it be done...

should be easy to get a place, and if it doesn't have a caretakers house.. build one. 800 sq ft = $40k
then a retired couple could stay there and stay out of your way at the same time.. only need about 5-10 acres or rather a mini ranch..The answer to your every question

thats a good idea...so basically i build a house for the caretaker to live and take care of shit for me...i am assuming i still pay them, they dont jut get free room right....
how hard is it find someone to be a caretaker....also i would like to find a place already built and dont need much land just enough for a big pool....

I'm not as familiar with arizona, so i speculate on this, but it should have the same land laws as colo and some of tx..
A developer should already be around that has developed the land so there is a closed community, the "rancettes" are of a small size 5-10 acres normally.. thus you should fit right in with everyone else..The answer to your every question

I strongly suggest against purchasing anything for another 12-18 months at the minimum... there will be a loss associated with the purchase...

Best of luck man. Arizona is a great place for to buy a house!!! If you change your mind you could always move to NY, for 400k you could get you a nice 1 bedroom home, and if your lucky a full bathroom!!!!!

Spy....thanks man, i will mention that to my broker and see what we can find....i am not oppposed to texas or Colorado either.....btu Arizona is kinda where i have been lookin the most...
i also know it is going down and foreclosures are high now dn will go higher but i wanna get in now and make sure i get what i want and i fdont mind payin a little more to get my dream house instead of settling on a lesser house later....

cool as he said he mainly wants it in the summer when its hotter anyways.
you could easily find an elderly retired couple who would share the house with you, if you wanted you would have no problems in the winter especially cause it gets so cold in canada in the winter.
i dont know what stoulsealer meant by now is a bad time to buy. The market crashed all the four closures that area was particulary bad to you should be able to get an awsome deal.

ya i was kinda thinkin now or very soon would be ideal time to buy...i dont really want an old couple cause i want someone whoi can take good care of it like mowing grass and i want it to be all mine and just ahve friends hose sit in it for a few months at a time...then when i come down they bail for a week or 10 days and i get it...until i retire in 10 yrs....

I don't know about Arizona but I do real estate in California by the bay. Down here I can get you a nice property under 400k that will rent in the $1,800 a month.

well i dont know Cali at all, what area is that...what kinda place are we talking, house or condo...i would like a loft or a nice house with a pool...i am very interested, but i kno0w the tax in cali for me to buy is more than arizona....

If you want to buy a house with a pool it be better in Arizona. Make sure you get a REO or banked owned property to get a better price. Make sure there growth in that area and that it will be an investment for you in the future. If you have to pay money out of you're pocket every month don't do it. The place in cali would be a house in Santa Cruz with no pool. Very nice area, look it up. It's one of the only city's in california that is not considered a declining market since were located on the beach and have the silicon valley to back us up. Or alot of people with money from silicone that buy vacation homes.

cool man i appreciate all your help...i have of course heard of teh area but dont really know where it is in respect to califirnia in general but will look it up....what size of house are we talking, i guess i dont need a pool if i am close enough to the beach...thanks man

i live in AZ. what do u need? 400k will get you a great place. I recommend Scotsdale. The chix R hott and the scene is great. the insider market rumor is that you should wait to summer 09 for the best deal. good luck

do yolu work in the real estate market jchopper....i want a large 2-3 bedroom, with a finished basement and a pool in AZ...i need to be able to rent it out and want a gated community...

try craigslist for the phx area which includes mesa scotsdale gilbert chandler and phx. it also has other suberbs. the markert is one of the top 10 for foreclosures currently in phx. so you can find great deals. i dnt know how the renters market is but for what ur looking for should attract good renters

I dont know what the market is like in AZ, but up here in the North East you can get some houses pretty cheap now. Good Luck dude
