Ive always wanted to live in a car I know that sounds so butt streaks dirty but if you could get an electrical hookup you figure you can shit shower and shave at the gym.

I think property values are going to continue to go down unless you live in a unique market.
Plus, if values do start to go up, it will be VERY slowly so you will be taking a risk for little return.

I suppose it depends on the market you are in.
I decided to invest all of my $ into a house. When my 1st house was going under and I the wife bounced I saved every cent I had until my foreclosure letter came. When it came, I already finished filing a BK to shovel off all of the debt me and the Axe Wife created. During this whole time I had a solid job and no bills, I saved back a fat wad of cash.
Right when the notice came I went out and bought me a run down house in a great neighborhood. With the help of friends and people I traded labor with, within a year the place is fully restored and I own it free and clear. The last house next me sold for 50% more than I paid for mine and it looked like total shit.
Put that in your pipe and smoke it FHA Financing.
The market here in AZ is bouncing back hard. My original plan was to invest in a few houses, then I lost my job.

Yeah the market here is doing pretty good and the house is at a good price plus it's family I'm buying it from. I think I might do it and get a few roommates. I'm hoping my bro moves in.

I think you should sell all of your possessions and just live out of your tahoe. You can hang all your clothes in your suv and spend the rest on supps, gear and a gym membership. You can live in the parking lot at your local gym and you can use their facilities to shower. Just dedicate your life to lifting and getting as huuuuuuuyyyyge as possible.

If you're buying this house to live in long term you will be fine especially with the low interest rates.........but if you even think you might want to sell it and move in the next 5 to 10 years....beware......that house will likely be worth a lot less in the near future and the feds will have to unlock the rates soon, we havent seen the fruits of obamas stupidity yet.....but we're about too. Get a long term fixed rate loan.

IMHO if you can you should always buy a house over renting. If you're renting you're building equity for someone else. And for those that talk about some markets still falling, sure in general housing prices might be falling in your area but there are ALWAYS deals to be found.

^^^^^ depends on your perspective, if you save cash and wait a few years you'll be able to buy for pennies on the dollar, but you'll need cash.

you guys in the usa pay what ? 1% interest rates? we in australia pay around 7.5%.
if your getting loans for around 1-2 or even 3% go for it! lock it in and get your salary paid directly into your mortgage-use a credit card to live off and have it directly debit the mortgage account on a monthly basis when the credit card is due and you will pay nothing in interest on the c./card.
thats the way i do it here in OZ and our house prices are dearer than USA. my house cost $450,000 and im just a white middle class family man.

Buy the house. Doesnt matter about the market unless you are doing it only to buy/sell in the next two years then it's up in the air but either way with rent you are throwing your money away 100% every day. The house is yours and even if the value does not go up or even if it goes down what the difference if you arent selling right now and you still have a job and can make the payments? It's not always about the value going up. You dont buy a car thinking the value is going up or most everything else in life, it's because you need it and it's a better value then renting.
