Anavar is a non-aromatizing steroid, which means that it doesn't fill your muscle cells with water and promotes only pure hypertrophy of muscle fibers - a process that won't manifest by huge muscle gains. In reality, size gains from Anavar are not much faster than naturally, so you will be disappointed, if you expect that you will become Arnold within a year. The benefit of Anavar lies in zero visible sides, solid strength gains and the "hardening effect" (muscle definition) that will however be visible only in people with low body fat levels (5-10%). People with 20% body fat will barely see any changes in appearance.
As for fat loss, I think that it is a myth. Anavar really helped to lose fat in scientific studies, but they were done in obese and/or old men. Personally I have never observed any significant fat loss during an Anavar cycle, and in fact, I rather gain fat instead of losing it.
