Every time I run lately. Or even walk sometimes, my left side of my legs close to my knee gets really tight and hurts. I feel like its my IT band/hamstring. How can I stop it. I try and stretch it out but that helps for a very short period...

If it's a hamstring or tendon it takes a LONG time to heal, like 4x longer than muscle. More stretching and ice it a lot.
