I hear a lot of people talk about having arimidex or aromasin "on hand" in case gyno develops.
Isn't it better just to use it as prevention anyway, or are the sides really that bad?
If I have not cycled before and am unsure if I'll develop gyno, should I wait to see if my nips are sore before starting it or just start it at a low dose and increase as needed??

It is probably best just to go ahead and run it. Some will agree and others will disagree.

Run it from the start. Estrogen is highly suppressive, so it will make recovery easier.
