I work for this medical company and some of my responsibilities include going to the facilities that use our supplies and equipment.

So, last week I went to this one place and I see a nice girl working as a front desk receptionist. It has been about couple times that I went there and I see her every time. She always looks at me and keeps maintaining the eye contact with me and smiles.

All I say is either "Hello" or "Have a nice day".

I am 26 years old, she looks like mid twenties.

I am going to be over there at least once a week, sometimes more. I wonder how should I strike up a little talk. Maybe do it little by little.
What to say at first that would be good and appropriate.

Since we got some smart and experienced guys here, I thought I would ask!

what you're doing is counterproductive, and for a girl with half of brains she prob knows you want a piece (girls aren't idiots - shes been getting male attention her whole life, sucks I know)
Girls learn how to group men quick, you're prob already in friends zone and havent even had a conversation with her.

You're screwed, she most likely pitties you at this point for not breaking the ice (especially if at any point she actually wanted you to)
Say something soon, next time you see her, or build her up in your mind for the next 40 years.

I would sit her and explain a fool proof process, but I've wasted too much time in the past, and know not one guy prob even used it.
Due to the circumstancial failure of men before you, I will also suspect you will fail, and you have problems with women in general, not just this one girl.
