Lounge Or Gym
Thinking of opening either a small gym/spa or a trendy sushi lounge just outside of NYC. I have no experience in either field, but came across a golden opportunity where rent would be 900 a month, as oppose to other bussiness in the area paying 5-9 grand a month. So basically no rent!!!! Need some ideas, and some tips on getting started. If I go the sushi route, I think I will make the chef part owner.
Pilates, thai massages and 1 on 1 training could do good, as there is not to many places like that around. Making an old rich person feel good about themself and keep them healthy,I think there wallets would open up big time.
Anyone have there own business. Need to make a power move on this deal. Thanks

i think they are both good ideas provided they are done correctly... it also depends on the demographics in your area..

I'd go with a gym or spa, sushi bar wouldn't be as much fun..look at the fun goodcents has in his salon, a spa or gym is going to be full of sweaty young women etc, a sushi bar will be full of pretentious penarses.

the gym back in my home town just upgraded and their member ship went through the roof. Their setup separates the free weights from all the machines and tredmills and such. they also have a few tanning booths as well as a hair stylist a dry and wet souna a pilates and arobic area and they have a small menu to get sandwiches and simple stuff just throwing some ideas at you man and they keep everything separate so u aint got to worry about all the rif raf getting in ur way

any business is a pain in the ass, a gym would have lower overhead i would think and less hassle, once it is up and running it is easier to maintain. a resteraunt is a constant pain in the ass. there are alot of things that have to be done, more people to depend on etcetc, a gym would be great , if it is in the right neighborhood, the real cost is the equipment, once that is paid for, besides utilities, rent, and employee salary, the places cost very little to operate IMO

with an opportunity like this i would make something different then the usual..i dont know what kind of cash you have to work with?

I say make a gym kind-of like Fitness Together, where it's all one-on-one or group training and you have very nice equipment. You could have classes, too throughout the day but most of your money would come from clients. Hire like 5-10 personal trainers, get them 3x a week clients, charge the clients like $100/hour and pay the trainers a commission of like $20/session. I have a perfect layout in my head and advertising

Okay... you walk in and on your left is a counter with a cash register and an office, on your right is an area with shelves full of fitness products (resistance bands, workout videos, supplements). You keep walking past that and into large open area with lots of very nice equipment (2 universal systems, a row of bikes, a row of treadmills, power-rack, dumbell rack, and a few all-in-one machines). This area is used for group training and one-on-one... mirrors from floor-to-ceiling, too. You walk past the big room and there's a hallway with 1 door on the left and 2 on the right. On the left is a pilates room with a padded floor and lots of ab equipment, too. The 1st door on the right is a tanning room with 2 beds separated by partitions. The 2nd door on the right is a massage room where you have a masseuse/chiropracter.... hell maybe he can even be an HRT doctor too.... I have so many ideas!

Just incase you dont know already this is a planet fitness in that city, and I don't know about any other major gyms, so i think your unique niche style gym maybe be able to have a chance. Also therre are many restaurants in that area so you would really have to be marketing something special.

if you can open sushi place at where your thinking to open it up, i think a gym is not big enough to open there im assuming.

No matter what you choose id look into the E-Myth by Michael Gerber. Great book and a plan that my boss has used in the last 4 buisnesses he has oppened. not one has failed yet.
I read it and it really gives you great insight into how to avoid a lot of mistakes.
BTW I LOVE sushi.

If you're looking to make this so upscale why not open a gentlemens club? You provide a service, probably very little overhead, and if you can get the kind of upscale clientelle your tlaking about no problem
